![]() JOB ACCOUNTABILITIES One of the most unique aspects at Marquette is that we do not have “job descriptions”. We feel that the market dynamics change too quickly and frequently to force our employees to be “tied down” to specific job descriptions and functions. Instead we have opted for “job accountabilities” which identify what we are “counting on our employees for”. This gives employees the freedom to accomplish their accountabilities in a variety of ways depending on current market conditions, staffing capabilities, etc. It is a much more flexible approach to accomplishment and gives our employees the room to create and function more powerfully.
Everyone's Primary Accountabilities:
Individual Specific Accountabilities Staff Group (Internal Consultants) To serve the properties in an effort to develop site staff members to deliver above market financial returns while adhering to Marquettes Core Values. To assist the Staff Group in developing Property Managers and site staff through initial training and ongoing coaching while keeping the accountability for property performance with the Property Manager and site staff. Mentors also assist the Partners & Staff Group in identifying company trends and setting company direction. Property Managers (Business Owners) To develop site staff members and themselves into an authentic team that effectively operates the property, delivers legendary customer service, enhances the propertys value, and delivers above market returns while adhering to Marquettes Core Values. (Leadership DevelopmentTeam BuildingTaking OwnershipStaff TrainingSystems Innovation) Property Accountants (Financial Analysts) To provide the entire site staff and ownership with the necessary tools to make wise business and economic decisions by maintaining all financial records and systems in a timely and accurate manner. To develop himself/herself, the maintenance and house keeping staffs to enhance the propertys physical curb appeal and ongoing maintenance while providing residents an extraordinary living experience. (Leadership DevelopmentTechnical TrainingHands On WorkBusiness OperatorSystems Innovation) Leasing Consultants (Occupancy Specialists) To do whatever is called for to maintain above market and above budgeted occupancy at above market and above budgeted rent levels while providing legendary customer service and adherence to all leasing related systems. Maintenance Technicians and Housekeepers (Service Specialists) To provide residents an aesthetically beautiful and trouble-free lifestyle by providing legendary customer service, unparalleled attention to detail, and consistent systems innovation.
